The Rules and Regulations for Coral Seas are provided below.  The Board of Directors asks that you take a few minutes to familiarize yourself with the content, and that whether you are an owner, a rentor, or just visiting, that you abide by them in order to make everyone's stay more enjoyable.

 

All rules will be strictly enforced.

General Rules & Regulations

OCCUPANCY:  Coral Seas endorses all city maximum occupancy regulations, based on Ocean City Standard Housing for Condominiums under Codes 306-1 and 306-2.  These regulations permit a maximum sleeping occupancy of 8 people in a 3-bedroom unit.  Abuse of these regulations will be called to the attention of the owner or the rental agency, if applicable.

 

LUGGAGE CARTS:  Please return to the lobby immediately after use.  Please do not take the carts into the condo units under any circumstances as damage can easily occur.

 

ELEVATOR:  The elevator is not to be held at any floor for an extended period of time.  Children are not to play on or with the elevator.

 

CONDOMINIUM PROPERTY:  Occupants are responsible for their guest and children and may be held liable for any damage or defacement to condominium property.

 

LOUD NOISE:  Loud voices, high volume radios, TV’s and stereos are to be kept modulated at all times and especially between the hours of 10:00PM and 9:00AM, and are not to be used on balconies.  Ocean City has a strict public ordinance to enforce noise violations.

 

TRASH:  All trash must be bagged and placed in the trash dumpster located in the parking lot of the building.  Trash may not be left outside units, on walkways or entranceways for any period.

 

BEACH SAND:  Excess sand from feet, toys, rafts, and boogie boards should be removed before entering the building and these items must be stored in the storage room on the 1st floor (we encourage you to use the east stairwell on the way to 1st floor storage area when returning from the beach). Utilize the foot shower at the north end of the lobby entrance for sand removal.

 

BALCONIES:  Do not sit on any balcony railing.  Towels, clothing, blankets, etc., are not permitted on balcony railings.  Do not feed birds from the balconies.  Do not throw trash or cigarette butts off of the balconies. 

 

STATE, COUNTY AND CITY FIRE REGULATIONS FORBID THE USE OF ANY TYPE OF OPEN FIRE COOKING (HIBACHI’S OR BARBECUE GRILLS) ON ANY PORCH OR BALCONY.

 

WALKWAYS:  A fire regulation requires that all building walkways be kept free of objects.  Bicycles, beach furniture, toys and all other items are not to be placed or stored on the walkways.  Skateboards, roller blades, roller skates, scooters and bicycles are not permitted on the building walkways or in the parking areas.  Please enjoy the skate park on 59th street.

 

LAUNDRY:  Please remove excess sand from all garments prior to utilizing the washer and dryer provided in your unit.  Please clean the lint filter out after each dryer cycle.

 

PETS:  No animals except pets are allowed in any unit. Pets are not permitted in rental units. No vermin, insects or other pests are allowed in any unit.

 

POOL:  Feel free to enjoy our pool during the hours posted.  Swim at your own risk. There is no lifeguard on duty. No smoking in the pool area.

 

FITNESS ROOM:  No unsupervised children under eighteen (18) years of age are permitted in the fitness center. No smoking in the fitness room.

Fitness Center Rules
  • No unsupervised children under the age of 18 are permitted in the fitness room.
  • The fitness room is for exclusive use of the Coral Seas residents and guests.
  • No glass containers, alcoholic beverages, or food allowed in the fitness room.
  • Please remove all sand and dirt of your sneakers & clothes before entering the fitness room.
  • You are not permitted to use the equipment with open shoes i.e. flip-flops.
  • You may not use the equipment wearing wet clothes i.e. wet shorts, towels etc.
  • Owners can evict fitness room users for objectionable behavior.
Parking Rules

The parking rules and regulations are noted below.  All violators will be towed at the expense of the vehicle owner.

  • Parking is by permit only
  • Parking is limited to two spaces per unit
  • Handicapped parking areas are available and marked in accordance with local standards
  • Spaces designated as "load and unload" zones are 30-minute parking areas
  • Spaces are available on a first-come, first-serve basis - spaces may not be reserved under any circumstance
Pool & Sun Deck Rules

Hours of Operation

9 AM - 9 PM

  • No diving, running, pushing or horseplay allowed at any time.
  • The pool is for the exclusive use of the Coral Seas residents and guests.
  • No glass containers allowed in pool area.
  • Owners can evict pool users for objectionable behavior.
  • You must shower before entering the pool.
  • WARNING!  No lifeguard on duty.  It is recommended that you do not swim alone.
  • Children under 14 should not use pool without adult supervision.
  • Children not potty trained must wear swim diapers and/or rubber pants while in the pool area.
 Winterization Requirements

The following winterization procedures will be in effect yearly from November 15 through April 1.  Please be sure to remind anyone using your unit between November 15 and April 1 to again review these requirements before leaving to return home.

 

1. Set the heating (automatic) thermostat at 600 degrees per instructions from insurance carrier with the appropriate circuit breakers turned “ON”

 

2. Leave all doors below sinks, all interior doors, and all closet doors (including the utility closet) OPEN for warmer air circulation to pipes located within the walls.

 

3. Turn OFF circuit breaker for hot water heater to save energy and money on your monthly electric bill.

 

4. Unit owners are reminded that the water supply shut-off valves should be turned to the OFF positions when the apartment is unoccupied for extended periods of time.  The insurance carrier is also requesting that you turn off the water supply to the icemaker in your refrigerator when the unit is unoccupied.

 

5. All owners also are reminded that they are required to provide Mann Properties with new keys if you changed your entrance door locks in recent months so that access can be obtained to your unit for emergencies, periodic inspections of the entire building, and other common property maintenance needs.

 

6. Balconies – Furniture should be stored off the balcony during the winter months to prevent damage from high winds.
